11 <br />Ad valorem taxes. Ad valorem taxes for the year 2016 are to be paid by Grantor, prorated through <br />the effective date of this instrument. <br />The title warranty of each Grantor is separate and several, and n0tjOint and several, and limited to <br />each Gramor's undivided interest in the Property. <br />AS A CONDITION TO GRANTOR'S EXECUTION AND DELIVERY OF THIS DEED, <br />Grantor hereby expressly disclaims and Grantee acknowledges and accepts that Grantor has <br />disclaimed making any representations, warranties, or assurances with respect to the <br />condition and other aspects of the Property, specifically including, but not limited to, <br />representations or warranties as to matters ot'suitability, zoning, title (except with respect to <br />the special warranty of title contained herein), tax consequences, physical condition, <br />environmental condition, wetlands compliance, operating history or projections, valuations, <br />governmental approvals or governmental regulations.
