<br />Being a 0.4273 acre ( 18,612 square feet) tract of land out of the W. M. Jones
<br />Survey, A-482, Harris County, Texas according to the survey performed by H. Carlos
<br />Smith, Engineers & Surveyors, Inc. on April 26, 1983. The 0.4273 acre tract of land
<br />is more particular described by metes and bounds as follows;
<br />Commencing at a 1/2 inch iron rod found for the point of intersection of the
<br />South right-of-way line. of West Main:; Street ( Spencer Highway ), based on a width
<br />of 100.00 feet, and the East right-of-way line of Farrington Boulevard ( Lake Trail
<br />Drive) according to the plat of Fairmont Park, Section One, recorded in Volume 52,
<br />Page 21 of the Harris County Map Records.
<br />Thence, East; coincident with the South right-of-way line of West Main Street;
<br />a distance of 475.00 feet to a 5/8 inch iron rod found for the Northwest corner of
<br />this 0.4273 acre tract and the POINT OF BEGINNING.

<br />Thence, East; coincident with the South right-of-way line of West Main Street;
<br />a distance of 132.94 feet to a 1/2 inch iron rod set for the Northeast corner of this
<br />0.4273 acre tract.
<br />Thence, South, a distance of 140.00 feet to a 5/8 inch iron rod found for the
<br />Southeast corner of this 0.4273 acre tract of land.
<br />Thence, West; coincident with the North boundary line of that certain 10.004
<br />acre tract of land conveyed by Eddie V.Gray, Trustee and G. Decker McKim, Trustee
<br />to the La Porte Independent School District according to the instrument recorded
<br />under Harris County Clerk's Film Code Number 124-99-0138; a distance of 132.94 feet
