<br />A tract of land being all of Lots Fifteen (15) and Sixteen (16) in Block Fifty (50) of SYLVAN
<br />BEACH FIRST SUBDIVISION, according to the map thereof recorded in Volume 3, Page
<br />72, of the Map Records of Harris County, Texas, and an adjacent parcel of land abandoned
<br />by the City of La Porte by ordinance recorded in Volume 6194, Page 409, of the Deed
<br />Records of Harris County, Texas, and by the map recorded in Volume 6194, Page 414, of
<br />the Deed Records of Harris County, Texas, and being more particularly described by metes
<br />and bounds as follows, to-wit:

<br />Beginning at an iron stake at the intersection of the center line of Main, Broadway and San
<br />Jacinto Streets, according to the map of the Town of La Porte recorded in Volume 1 at Page
<br />53 of the Map Records of Harris County, Texas;

<br />THENCE, South 2r 15' East, a distance of 4610.84 feet along the center line of San
<br />Jacinto Street to its intersection with the center line of Park Avenue;
<br />
<br />THENCE South 260 West, a distance of 125.65 feet along the center line of Park Avenue to
<br />a point in the Northeasterly line of Block 50 and Block 51, according to the maps recorded
<br />in Volume 67, Pages 148-149, of the Deed Records of Harris County, Texas, and in Volume
<br />3, Page 72, of the Map Records of Harris County, Texas;

<br />THENCE, Southeasterly along a curve to the right having a radius of 255 feet, a distance of
<br />50.32 feet to an iron stake marking the Northernmost corner of Lot 16, Block 50, of Sylvan
<br />Beach First Subdivision, according to the map thereof recorded in Volume 3, Page 72, of
<br />the Map Records of Harris County, Texas, and the PLACE OF BEGINNING;

<br />THENCE, South 260 West, a distance of 100 feet along the Northwesterly lines of Lots 16
<br />and 15 to an iron stake for corner;

<br />THENCE, South 640 East, a distance of 95 feet along the Southwesterly line of Lot 15 to an
<br />iron stake for corner;
<br />
<br />THENCE, North 260 East, a distance of 59.97 feet to a point for corner in the Westerly line
<br />of San Jacinto Street, based on a 100 foot width;

<br />THENCE, North 2r 15' West along the West line of San Jacinto Street, based on a width of
<br />100 feet, a distance of 88.62 feet to a point at the beginning of a curve to the left;

<br />THENCE, in a Northwesterly direction along the curve to the left, having a radius of 15 feet
<br />and a central angle of 1260 45', a distance of 33.18 feet to a point of tangency in a
<br />Northeasterly projection of the Northwesterly line of Lot 16, Block 50, Sylvan Beach First
<br />Subdivision;

<br />THENCE, South 260 West, a distance of 0.94 feet, more or less, to the most Northerly
<br />corner of said Lot 16, Block 50, Sylvan Beach First Subdivision, and the PLACE OF
<br />BEGINNING.
