<br />That NORVEL L. CONE and KIM CONE, (hereinafter referred to as "Grantors"), for and in

<br />BARGAIN, SELL and CONVEY unto the said Grantee, all of the following descnbed real property,
<br />together with all improvements thereon situated (collectively, the "Property"), said property being described
<br />as follows, to-wit:

<br />Being a 2.728 acre tract out of Outlots 327 and 334, of THE TOWN OF LA PORTE,
<br />according to the map or plat thereof, recorded in Volume 61, Page 374 of the Deed
<br />Records of HARRIS County, Texas, and in the Enoch Brinson League, A-S, City of La
<br />Porte, HARRIS County, Texas; said 2.728 acre being more particularly described on
<br />Exhibit" A" attached hereto.

<br />TO HAVE AND ~O HOLD the Property, together with all and singular the rights and
<br />appurtenances thereto in anywise belonging, unto Grantee, its legal representatives, successors and assigns
<br />forever, and Grantors do hereby bind themselves, their heirs, legal representatives, successors and assigns to
<br />WARRANT AND FOREVER DEFEND all and singular the Property unto Grantee, its legal
<br />representatives, successors and assigns against eveiy person whomsoever lawfully claiming or to claim the
<br />same or any part thereof, subject, however, to the matters herein excepted.

<br />This conveyance is made and accepted subject to all exceptions, covenants, conditions, reservations,
<br />easements, mineral conveyances and leases affecting the Property, and to all other matters shown of record
<br />in the County Clerk's office where the Property, or any part thereof, is located, and to rights of parties in
<br />possession, if any.

<br />THE PROPERTY IS HEREBY CONVEYED "AS IS", ''WHERE IS" AND WITH .ALL
<br />FAULTS, AND GRANTORS MAKE NO REPRESENTATION OR WARRANTY WHATSOEVER
<br />WHETHER EXPRESSED, IMPUED OR STATIITORY WITH RESPECf TO THE PROPERTY,
<br />THE AVAILABIUTY OF UTIUTIES, ACCESS OF THE PROPERTY TO PUBUC ROADS,
