<br />NATIONAL BANK OF HOUSTON, Trustee of the Wharton Weems Estate Trust for

<br />Elizabeth V. Weems, Ben F. Weems 'and F. Carrington Weems, of Harris

<br />County, Texas, hereinafter called Grantor, for and in consideration of

<br />CONVEY unto the said Grantee" the following described property, to-wit:

<br />Lot 16, Block 1223, in Town of La Porte, a sub-
<br />division in Harris County, Texas according to
<br />the map thereof recorded in Volume 60, Page 112
<br />of the Deed Records of Harris County, Texas, re-
<br />ference to which is here made for all purposes.

<br />Grantor reserves unto itself, its heirs, executors, administrators,
<br />
<br />assigns and successors in trust, all of the oil, gas and other minerals
<br />
<br />to be produced and saved from the above described land, without right
<br />
<br />to use the surface for exploration or production of said minerals.

<br />TO HAVE AND TO HOLD the above described premises, together' with
<br />all and singular, the rights and appurtenances thereto in any wise
<br />
<br />belonging unto the said Grantee, its successors and assigns forever.
<br />And Grantor, does hereby bind itself, its heirs, executors, admini-

<br />strators, and successors in Trust, to warrant and forever defend, all
<br />
<br />and singular the said premises unto the said Grantee, its successors
<br />
<br />and assigns, against every person whomsoever claiming or to claim the
<br />
<br />same or any part thereof, by, through, or under it, but not otherwise.
