Carrington Weems <br />- W~ems & Co., Inc. <br />1603 West Clay <br />Houston, TX 77019 <br /> <br />Dear Carrington: <br /> <br />Some weeks ago_ you and I had a discussion concerning a -possible <br />exchange of property' between you _and the City of La Porte. <br /> <br />The City of La Porte needs to acquire the two northernmost lots in <br />Block 1254, Town of 'La Porte, being Lots 1 and 32 in Block 1254. <br />These two Jlots border on Bay Forest Boulevarq, which is the entry <br />way to the City's Bay Fore13t Golf Course. I enclose title reports <br />on these two lots, which show F. Carrington Weems, Trustee, as the <br />record ownel;' on each lo.t_. Harris County Appraisal District shows <br />a value of $1,600.00, or approximately $.50 per square foot, for <br />-Lot 1, the interior lot, and $3,'150.00- for Lot 32, which is the lot <br />at - the corner of Bay Forest. Boulevard and South Broadway, or <br />approximately $1.00 per square foot. <br /> <br />I also enclose a title commitment on Lots 24 and 25 in Block 1254, <br />Town of La Porte, which shows record title in the City of La Porte, <br />for the use- and benefit of itself - and other taxing units in a <br />delinquent tax suit which has now been comp1eteq. You will note an <br />obj ection of Schedule C, -Paragraph 7, which I have been advised by <br />the title company has now been del-eted. The fair market value of <br />these two' lots, both of which frop.t on South Broadway, is_ <br />$6,300.00, or approximately $1.00 per square foot. <br /> <br />An exchange of these lots between F. Carrington Weem~, Trustee, and <br />the City of La Porte wo~ld meet the City-' s need to maintain a <br />greenbelt next to the entranceway to the Golf Course, on Lots 1 and <br />32, Block 1254, and would help 'you complete the remainder of the- <br />block, by your acquisition of title to Lots 24 and 25. <br /> <br />Alt'hough the two 'city owned lots have a higher valuation than the <br />two lots owned by F. - Car~ington Weems, Trustee, the city <br />nevertheless proposes a cash free exchange of the properties. <br /> <br />I~ addition, the City of La Porte'proposes a further exchange in <br />Block 1254. The City of La Porte proposes to close the 16' wide <br />alley in Block 1254, Town of La Porte, 'in exchange for a deed from <br />F. Carrington Weems, Trustee, to the City of La Porte, of the west <br />i6' of Lots 2 through 16,' in Block 1254, Town of La, Porte, Harris <br />County, Texas, which is the west 16' of_the block.
