O~~ER further agrees to install and construct a sanitary sewer main and lift station, from the north property line of the SUBJECT PROPERTY to the CITY's nearest sewer manhole, as shown on the map attached hereto as "Exhibit All, at OWNER's sole expense, such sewer line to be constructed within the easement shown on IIExhibit All attached hereto. IV. OWNER agrees to pay CITY, at the time the building permit is issued, a water front foot or square footage charge, computed at the rate of $1.00 per 120 square feet for 10.614 acres, in the sum of $3,852.88, and a sewer front foot or square foot connection charge, in the amount of $1.75 per 120 square feet, in the sum of $6,742.54. In addition, OWNER agrees to pay CITY all costs, in excess of the first $2,500.00, of a 611 master water meter, pro- vided, however, such meter shall be installed at CITY's sole expense. v. Before commencing construction, OWNER shall obtain the approval of CITY's engineers on all plans and specifications for the construction of said water and sewer lines, and sewer lift station, including exact location and placement of said lines and lift station. OWNER shall secure approval of CITY's attorney on all necessary easements, including a 10-foot wide easement, being 5' either side of the water main, on the CITY's side of the master water meter. All work shall be subject to inspection by inspectors duly designated by CITY, at intervals to be designated by CITY. Upon final completion of the project, and final acceptance and approval by the CITY engineer, and the City Commission of the City of La Porte, OWNER will deliver a Bill of Sale and properly executed easements, in recorda~le form, to CITY. Upon such acceptance and approval by the CITY, the sewer lift station and the portion of the sewer main located north of the north property line of the SUBJECT PROPERTY, and that portion of the water main
