[3 PO .., .0U .~317 .~ J 159":'9 F:'Z3 ~ 8 DEED OF DEDICATION FOR A 5 FOOT UTILITY EASEMENT THE STATE OF TEXAS S S COUNTY OF HARRIS S KNOW ALL MEN BY THESE PRESENTS: That the BEAU-BAY DEVELOPMENT CORPORATION, for and in consider- ration of the sum of Ten Dollars ($10.00) cash and other good and valuable considerations to us in hand paid by the CITY OF LA PORTE, a municipal corporation, receipt of which is hereby acknowledged, and the further consideration of the benefits to be derived by it on account of the construction, reconstruction and maintenance by the City of La Porte of the said sanitary sewer and water lines in, on and through its certain premises hereinafter described, do hereby t-~ give and grant to the said City of La Porte, a municipal corporation of Harris County, Texas, the right to construct, reconstruct and per- petually maintain sanitary sewer lines and water lines, together with all necessary laterals, in, upon, across, and under the following described property, to-wit: Being a 5 foot easement for the purpose of laying and maintaining a waterline, said easement is located along the property line between Lots 15 and 16, Block One, Creekmont Subdivision, Section One, Johnson Hunter Survey, A-35, Harris County, Texas, according to the plat filed for record in Volume 279, at Page 145 of the Harris County Map Records. The 5-foot easement is more particularly described as follows: ) Beginning at the Southeast corner of Lot 15, Block 1, which is also the Southwest corner of Lot 16, Block 1, Thence, West, with the South property line of Creekmont Subdivision, a distance of 3.04 feet to a point for the Southwest corner of the 5 foot easement; Thence, N 340 45' 28" W; parallel to and 2.50 feet from as measured perpendicular to Lot Line 15 and 16; a dis- tance of 156.07 feet to a point coincident with the South right-of-way line of Stone Creek Drive; Thence, following the South right-of-way line of Stone Creek Drive, in a Northeasterly direction, along a curve to the left; said curve, having a radius of 110.00 feet and a delta angle of 20 36' 16", passing at 2.50 feet, the Northwest corner of Lot 16; for a total arc distance of 5.00 feet to a point for the Northeast corner of the 5 foot wide ease- ment. Thence, S 340 45' 28" E; parallel to and 2.50 feet from as measured perpendicular to Lot Line 15 and 16; a distance of 159.54 feet to a point in the South property line of Creek- mont Subdivision; Thence, West; with the South property line of Creekmont Sub- division; a distance of 3.04 feet to the POINT OF BEGINNING.
