<br />KNOW ALL MEN BY THESE PRESENTS:
<br />
<br />That I (We), June Crittenden, of La Porte, Texas, HEREIN-
<br />AFTER called the Grantor (whether one or more) for and in con-
<br />sideration of waiving the payment of the standard front foot
<br />and/or square foot water and sewer fees applicable to the
<br />property depicted on the recorded plats described below by the
<br />City of La Porte, Texas, a municipality, the receipt and suf-
<br />ficiency of which is hereby acknowledged and confessed, have
<br />this day GRANTED, BARGAINED, SOLD AND CONVEYED and by these
<br />presents do GRANT, BARGAIN, SELL.AND CONVEY unto the said CITY
<br />OF LA PORTE, TEXAS, a municipality, and to its successors and
<br />assigns the perpetual right, privilege and easement, with ap-
<br />propriate rights of ingress and egress and reasonable working
<br />area for construction and maintenance, to enter upon and construct,
<br />reconstruct, maintain, operate, inspect, replace, repair and re-
<br />move an eight (8) inch water main together with all necessary
<br />improvements over and across certain lands and premises owned by
<br />the said Grantor, and located in the Enoch Brinson Survey and the
<br />Richard Pearsall Survey, in Harris County, Texas, the property
<br />being burdened with said easement being recorded in Harris County
<br />Clerk's Film Code Numbers 136-95-1457 and 146-92-0416, and further
<br />described below.
<br />
<br />CO~~ENCING at the Northeast corner of Outlot 1; said
<br />point being coincident with the West right-of-way line
<br />of 26th Street (Sens Road) based on a width of 60.00 feet.
<br />
<br />THENCE, in a Westerly direction; coincident with the
<br />South boundary line of Outlot 240 and coincident with
<br />the North boundary line of Outlot 1; a distance of 10.00
<br />feet to the POINT OF BEGINNING.
<br />
<br />THENCE, in a Southerly direction; parallel with the Wesft
<br />right-of-way line of 26th Street; a distance of 270 feet
<br />(more or less) to a point for corner.
<br />
<br />THENCE, in a Westerly direction; coincident with the North
<br />boundary line of the South 200 feet of Outlot 1 as con-
<br />veyed by Robert L. Downs, Jr. to Dennis M. Skarda on August
<br />24, 1965 according to the deed recorded in Volume 6065,
<br />Page 50 of the Harris County Deed Records and coincident
<br />with the South boundary line of the aforementioned tract
<br />recorded under Harris County Clerk's Film Code Number
<br />136-95-1457; a distance of 10.00 feet to a point for corner.

<br />THENCE, in a Northerly direction; parallel with the West
<br />right-of-way line of 26th Street; a distance of 270 feet
<br />(more or less) to a point for corner.
<br />
<br />THENCE, in an Easterly direction; coincident with the
<br />South boundary line of Outlot 240 and the North boundary
<br />line of Outlot 1; a distance of 10.00 feet to the POINT
<br />OF BEGINNING.
<br />
<br />TO HAVE AND TO HOLD the above described easement, together
<br />with all and singular the rights and appurtenances thereto in
<br />anywise belonging unto the said CITY OF LA PORTE, TEXAS, its
<br />successors or assigns, in accordance with the terms and condi-
<br />tions hereinabove set forth. The GRANTOR does hereby bind him-
<br />self, his heirs, executors and administrators to WARRANT AND
