Box 1115 La Porte, TX 77572-1115 METES AND BOUNDS DESCRIPTION of a PROPOSED SANITARY SEWER EASEMENT within the Johnson Hunter Survey Abstract No. 35 Harris County, Texas May 8, 1990 EH&A Job No. 12427-63 Being 0.9133 of one acre (39,783 square feet) of land for a proposed Sanitary Sewer Easement along with a 10 foot wide Temporary Construction Easement located in the Johnson Hunter Survey, Abstract No. 35, Harris County, Texas and situated within Blocks 295, 304, and 322 of _ the Town of La Porte as recorded in Volume 60, Page 113 of the Harris County Deed Records and Block 51 of the Sylvan Beach First Subdivision as recorded in Volume 3, Page 72 of the Harris County Map Records, same also being a portion of that certain property belonging to the La Porte Independent School District as delineated on three (3) boundary survey maps prepared by H. Carlos Smith Engineers and Surveyors, Inc., numbered 1556-82, 1710-84 and 2365-89; said 0.9133 of one acre proposed Sanitary Sewer Easement being more particularly described in two (2) parts by metes arid bounds as follows: PART ONE: BEGINNING at a SIB-inch iron rod found at the projected intersection of the south right-of-way line of Fairmont Parkway (100' RO.W.) and the northwest right-of-way line of Park Avenue (width varies); THENCE, along said northwest right-of-way line, the following two (2) courses: 1.) NORTH 250 48' 44" East a distance of 556.09 feet to a 51B-inch iron rod found, and 2.) NORTH 440 15' 56" East a distance of 88.80 feet to a 5/8-inch iron rod found at the southeast comer of said Block 304 on the southwest right-of-way line of San Jacinto Avenue (100' RO.W.); THENCE NORTH 270 IS' West, along said southwest right-of-way line, a distance of 611.11 fecI to a SIB-inch iron rod found at northeast comer of said Block 304, same being the intersection of said southwest right-of-way line and the southeast right-of-way line of Caplen Avenue (60' RO.W.); THENCE SOUTH 620 45' West, along said southeast right-of-way line, a distance of 20.00 feet; THENCE SOUTH 270 15' East, crossing said Block 304 along a line 20 feet southwest of and parallel to said San Jacinto Avenue southwest right-of-way line, a distance of 596.71 feet; THENCE along a line 20 feet southwest of and parallel to said Park Avenue northwest right-of- way line, the following two (2) courses:
