Harris Survey Abstract No. 30 and being a portion of a 21.9554 acre tract conveyed to Philip L. Wise, Trustee on F.C. 160-34-1216 - H.C.D.R., Texas and being more particularly described as follows: BEGINNING at the southwest corner of the tract herein described said point being the intersection of the East right-of-way of St. Hwy. 146 and the North right-of-way of McCabe Road; THENCE North along the East right-of-way of St. Hwy. 146 a distance of 708.06 feet to a point marking the beginning of a curve to the left; THENCE North continuing along the East right-of-way of St. Hwy. 146 and a curve to the left having a radius of 5906.03 feet a distance of 397.93 feet to the Northwest corner of the tract herein described; THENCE East along the North line of the tract herein described a distance of 10 feet to a point; THENCE South along a curve to the right 10 feet East and parallel to the East right-of-way of St. Hwy. 146 having a radius of 5916.03 feet a distance of 398.60 feet to the point of tangency; THENCE South continuing along a line 10 feet East and parallel to the East right-of-way of St. Hwy. 146 a distance of 703.50 feet to a point in the North right-of-way of McCabe Road; THENCE West along the North right-of-way of McCabe Road a distance of 10.97 feet to the POINT OF BEGINNING and containing 11059.90 S.F. or 0.254 acres more or less.
