SEWER LINE EASEMENT <br />PFEIFFER TRACT <br /> <br />., r~' :43:2838 <br /> <br />Being a 12.00 feet wide sewer line easement across that certain <br />tract of land as described in the instrument recorded under <br />Harris County Clerk's File No. K164479 whereby Hamilton's <br />Greenhouse, Inc. conveyed a 4.111 acre tract of land out of Lot <br />10, Block 2 of the W. J. Payne Subdivision ( Vol. 384, Pg. 161 of <br />the Deed Records of Harris County) to Harold P. Pfeiffer etc., <br />on August 14, 1985. The 12.00 feet wide sewer line easement is <br />more particularly described by metes and bounds as follows; <br /> <br />~y <br /> <br />Beginning at a 1/2 inch iron rod found for the Southeast corner <br />of the aforementioned 4.111 acre tract, the Southeast, corner of <br />this 12.00 wide easement and the POINT OF BEGINNING. <br /> <br />Thence, S' 89 degrees 59' minutes 08 secon,ds W ; coincident with <br />the North right-of-way line of Spencer Highway ( 100 feet, wide <br />right-of-way) and the South boundary line ,of the 4.111 acre <br />tract; a distance of 199.85 feet ( call 200 feet) to a 5/8 inch <br />iron rod found for the Southwest corner of the 4.111 acre tract <br />and the Southwest corner of this easem~nt. <br /> <br />~ ' . <br />Thence, N 00 degrees 39 minutes 00 secc)nds E'..e call, N 00 degrees <br />38 minutes 08 seconds W ); coincident with,the West""boundary line <br />of the aforementioned 4.111 acre tract and the East boundary line <br />of that certain 4.339 acre tract conveyed to Bruce Angel by <br />Wesley West Mineral Corporation and J~ T. Trotter according to <br />the instrument recorded under Harris County Clerk's File No. <br />N104023; a distance of 12.00 feet to a point for for the <br />Northwest corner of this easement. <br /> <br />Thence, N 89 degrees 59 minutes 08 seconds E; parallel with the <br />South boundary line of the aforementioned ,4.111 acre tract and <br />the North right-of-way line of Spencer Highway; a distance of <br />200.00 feet to a point for the Northeast corner of this easement. <br /> <br />Thence, S 00 degrees 04 minutes 11 seconds W ; coincident with <br />the East boundary line of the aforementioned 4.111 acre tract of <br />land and the West boundary line of that certain 5.00 acre tract <br />of land as conveyed by C. & R.
