SEWER LINE EASEMENT PFEIFFER TRACT ., r~' :43:2838 Being a 12.00 feet wide sewer line easement across that certain tract of land as described in the instrument recorded under Harris County Clerk's File No. K164479 whereby Hamilton's Greenhouse, Inc. conveyed a 4.111 acre tract of land out of Lot 10, Block 2 of the W. J. Payne Subdivision ( Vol. 384, Pg. 161 of the Deed Records of Harris County) to Harold P. Pfeiffer etc., on August 14, 1985. The 12.00 feet wide sewer line easement is more particularly described by metes and bounds as follows; ~y Beginning at a 1/2 inch iron rod found for the Southeast corner of the aforementioned 4.111 acre tract, the Southeast, corner of this 12.00 wide easement and the POINT OF BEGINNING. Thence, S' 89 degrees 59' minutes 08 secon,ds W ; coincident with the North right-of-way line of Spencer Highway ( 100 feet, wide right-of-way) and the South boundary line ,of the 4.111 acre tract; a distance of 199.85 feet ( call 200 feet) to a 5/8 inch iron rod found for the Southwest corner of the 4.111 acre tract and the Southwest corner of this easem~nt. ~ ' . Thence, N 00 degrees 39 minutes 00 secc)nds E'..e call, N 00 degrees 38 minutes 08 seconds W ); coincident with,the West""boundary line of the aforementioned 4.111 acre tract and the East boundary line of that certain 4.339 acre tract conveyed to Bruce Angel by Wesley West Mineral Corporation and J~ T. Trotter according to the instrument recorded under Harris County Clerk's File No. N104023; a distance of 12.00 feet to a point for for the Northwest corner of this easement. Thence, N 89 degrees 59 minutes 08 seconds E; parallel with the South boundary line of the aforementioned ,4.111 acre tract and the North right-of-way line of Spencer Highway; a distance of 200.00 feet to a point for the Northeast corner of this easement. Thence, S 00 degrees 04 minutes 11 seconds W ; coincident with the East boundary line of the aforementioned 4.111 acre tract of land and the West boundary line of that certain 5.00 acre tract of land as conveyed by C. & R.
