"7 r :43:2846 Being a 12.00 feet wide sewer line easement across that certain ~ tract of land as described in the instrument recorded under \/ Harris County Clerk's File No. B969625 whereby C. & R. Properties, Inc, conveyed a 5.00 acre tract of'land out of Lot 10, Block 2 of the W. J. Payne Subdivision ( Vol. 384, Pg. 161 of the Deed Records of Harris County ) to Gulf Coast Presbytery, United Presbyterian Church on September 18,1964, The 12.00 feet wide sewer line easement is more particularly, described by metes and bounds as follows; Beginning at a 3/4 inch iron pipe found for the Southeast corner of the aforementioned 5.00 acre tract, the Southeast corner of this 12.00 wide easement and the POINT OF BEGINNING. Thence, S 89 degrees 59 minutes 08 seconds W ( call West ); coincident with the North right-of-way line of Spencer Highway ( 100 feet wide right-of-way ) and the South boundary line of the 5.00 acre" tract; a distance of 277.34 feet ( call 277 feet) to a 1/2 inch iron rod found for the Southwest corner of the 5,00 acre tract. Thence, N 00 degrees 04 minutes 11 seconds E ( call N 00 degrees 02 minutes 00 seconds W ); coincident with the West boundary line of the aforementioned 5.00 acre tract and the East boundary line of that certain 4.111 acre tract conveyed to Harolp p, Pfeiffer by Hamilton Greenhouse, Inc. according to the instrument recorded under Harris County Clerk's File 'No. K164479; a distance of 12.00 feet to a point for for the Northwest corner of this easement.
