AS RECORDED UNDER HARRIS COUNTY CLERK'S FILE NUMBER G484569 OF <br />THE DEED RECORDS OF HARRIS COUNTY, TEXAS. SAID 1.3403 ACRES BEING <br />SITUATED IN THE RICHARD ~EARSALL SURVEY, ABSTRACT NUMBER 625, HARRIS <br />COUNTY, TEXAS AND BEING MORE PARTICULARLY DESCRIBED BY METES AND <br />BOUNDS AS FOLLOWS, (All bearings are based on the existing west right-of-way line of <br />Bay Area Boulevard (width varies) as recorded under Harris County Clerk's File Number <br />E351190 of the Deed Records of Harris County, Texas, dated December 13, 1974.) <br /> <br />COMMENCING at a copperweld rod found in the north right-of-way line of Fairmont <br />Parkway (based on a 250 feet wide right-of-way) as recorded under Volume 3642, Page <br />41 of the Deed Records of Harris County, Texas. Said copperweld rod being the southeast <br />corner of a called 4.451 acre tract as conveyed by deed dated December 30, 1980 from <br />Friendswood Development Company to Bayport Investors as recorded under Harris County <br />Clerk's File Number G816532 ofthe Deed Records of Harris County, Texas, and being the <br />southwest corner of a called 1.738 acre tract, also being in the existing west right-of-way <br />line of Bay Area Boulevard (150 feet wide) as conveyed by deed dated October 12,1982, <br />from Friendswood Development Company to the City of La Porte, as recorded under Harris <br />County Clerk's File Number H688532 of the Deed Records of Harris County, Texas; <br /> <br />THENCE North 01005' 00" West, along the east line of said 4.451 acres and the west line <br />of said 1.738 acres same being the existing west right-of-way line of said Bay Area <br />Boulevard for a distance of 505.47 feet to a 5/8 inch iron rod with a cap set for the <br />northeast corner of said 4.451 acres and the northwest corner of said 1.738 acres, and in <br />the south line of said 485.51426 acres, from which a 1/2 inch iron rod was found south <br />0.68 feet. Said 5/8 inch iron rod with a cap set for corner also being the southwest corner <br />of a called 9.898 acre tract (Tract 2) as conveyed by deed dated December 13. 1974, from <br />Stephen T. Cochran, Stedwell Johnston, Eugene B. Smith and Winston W. Mcintosh to the <br />City of La Porte, as recorded under Harris County Clerk's File Number E351190 of the <br />Deed Records of Harris County, Texas. Said 5/8 inch iron rod with a cap set for corner also <br />being the POINT OF BEGINNING of the herein described parcel of land; <br /> <br />THENCE South 860 56' 12" West for a distance of 15.01 feet to the beginning of a <br />nontangent curve to the left; <br /> <br />THENCE along said curve, being 15 feet west of and parallel with the proposed west right- <br />of-way line of said Bay Area Boulevard, having a radius of 1473.80 feet, a central angle of <br />190 11' 15", an arc length of 493.55 feet and a chord bearing and distance of North 1 00 17' <br />50" West - 491.25 feet to the point of tangency; <br /> <br />THENCE North 190 53' 24" West, continuing 15 feet west of and parallel with the proposed <br /> <br />Exhibit "A" <br />Page 1 of 3 <br />
