DITCH B106-05-00 <br />DRAINAGE EASEMENT <br />(40 FEET WIDE) <br />Being 0.119 acre (5,169 square feet) of land located in the Enoch Brinson Survey, -D <br />Abstract 5, Harris County, Texas, more particularly being a portion of the westerly portion of <br />Outlot 445, of La Porte Outlots, in Harris County, a subdivision of record in Volume 61, Page <br />374, Deed Records, Harris County (H.C.D.R.), same being a portion of that certain tract of land <br />conveyed to Modesto Munoz and wife, Annie Salinas Munoz, by instrument of record in File <br />Number T400281, Official Public Records of Real Property, Harris County (H.C.O.P.R.R.P.), <br />Texas, said 0.119 acre (5,169 square feet) being more particularly described by metes and <br />bounds as follows (all bearings referenced to the Texas Coordinate System, South Central <br />Zone, NAD 83 (2001 adj.); <br />COMMENCING for reference at a found 3/8-inch iron rod for the northeast corner of that <br />certain called 5.185 acre tract (called Parcel "B") conveyed to Harris County Flood Control <br />District, by instrument of record in Volume 5738, Page 553, H.C.D.R., same point being on the <br />south right-of-way line of North "L" Street (called 80 feet wide), from which a found 5/8-inch iron <br />rod for an angle point on the east line of said 5.158 acre tract bears South 350 43' 24" West, <br />79.70 feet (called South 360 41' 54" West, 79.66'); <br />Thence, along the common line of said 5.185 acre tract and the south right-of-way line of <br />said North "L" Street, South 870 15' 29" West, 153.10 feet (called South 880 18' 30" West) to the <br />most northerly northwest corner of said 5.185 acre tract, same point being the northeast corner <br />of the aforementioned Munoz Tract, from which a found 1/2-inch iron rod (disturbed) bears <br />North 200 04' 58" West, 3.21 feet; <br />Thence, leaving the south right-of-way line of said North "L" Street, and along the <br />common line of said 5.185 acre tract and said Munoz Tract, South 350 38' 53" West, 99.14 feet <br />(called South 360 41' 54" West) to a 5/8-inch iron rod with plastic cap stamped "LJA ENG" set <br />for the POINT OF BEGINNING; <br />Page 1 of 2 <br />I:\Projdskl\SURVEY\E170\0120\m&b\La Porte Task4 esmt 0.119ac.doc <br />EXHIBIT "A" <br />
