Grantee shall have the undisturbed and unrestricted <br /> right from time to time and at any time, to cut and remove, all trees, shrubbery, grass, <br /> vegetation of any kind, and all manner of structures, improvements or encroachments within the <br /> said Easement Area. Grantee shall have the right to grade and maintain the surface of the <br /> Easement Area in such a manner as to protect against erosion and maintain reasonable and <br /> appropriate surface drainage patterns, and to seed the Easement Area with grass seed, to plant <br /> such foliage, or place or construct any material, whether man-made or natural, as may <br /> abate erosion.
