Project development shall be in accordance with the following conditions: 1. A site development plan shall be submitted, if necessary, in accordance with applicable requirements of the city of La Porte's development ordinance and shall comply with all provisions of chapter 106 "zoning" of the city's code of ordinances, and all other department reviews and applicable laws and ordinances of the city of La Porte, and the state of Texas. 2. Reserve 2 is approximately 43-acres along Spencer Hwy. and will have an underlying zoning district of Business Industrial (BI). 5. Reserve 3 is approximately 72-acres along Bay Area Blvd. and will have an underlying zoning district of General Commercial (GC). 6. No building shall be larger than 85,000 ft' in total Floor area in Reserves 1 and 2. 7. Architectural design guidelines for facades and buildings: (a) Building Form.
