COMMERCIAL DESIGN - BUILDERS
5599 San Felipe • Suite 1440
June 30, 2011
City of La Porte Inspections Division
ATTN: Debbie Wilmore
604 W Fairmont Pkwy
La Porte, TX 77571
Houston, Texas 77055 713, 789.2529 • Fax 713,782-375.5
Re: Plumbing calculations, 2009 UPC vs 2009 IBC
Dear Ms. Wilmore,
Clay Development has several projects In La Porte, including the build -out of a speculative
lease space in a warehouse building at 359 Pike Court (Suite 100). We have recently learned that La
Porte adopted the 2009 Uniform Plumbing Code and that the number of plumbing fixtures Is to be
calculated following Table 4 -1 in that code, We had previously used plumbing calculations from the
IBC table.
was not able to find an occupancy in the UPC table which matches that of a
storage /distribution type building. The closest occupancy is "Industrial warehouses, workshops,
foundries... ", which seems to be geared towards a manufacturing -type space rather than storage.
When using this occupancy the number of fixtures as calculated is much higher than If it was
calculated using the IBC table. As an example, here are comparable calculations for the same 5 -2
space with an occupant load of 735:
Per IBC: 8 water closets, 8 lavatories, 1 drinking fountain
Per UPC: 30 water closets, 50 lavatories, 5 drinking fountains
Given that there is no matching occupancy in the UPC plumbing calculation table, and the
number of as calculated by the only occupancy listed that` is somehow closer to our use is
in great excess of those calculated by IBC; we hereby respectfully request approval to use the 2009
IBC table 2902.1 for plumbing calculations.
Feel free to contact me if you have any questions.
Regards,
C
Carla R.
