Group Care Facilities <br />Zoning Ordinance Amendment <br />Page 5 of 9 <br />• Standard Industrial Classification (SIC) Industry Group # 836 (residential care) <br />includes only industry 48361. Since the description includes a wide range of <br />establishments, an evaluation is needed. (See Attached) <br />• Existing sign regulations coordinate with Table A's existing "conditional R-3" <br />group care facility use. To ensure visual compatibility with residential <br />neighborhoods, signage needs to be discussed. As part of that discussion, you <br />will note that current sign regulations address residential signage in R-1, R-2, R-3 <br />and MH districts but not LL. Any revision should include all residential districts. <br />• Determine if existing distance regulations referenced in Table A should be <br />applicable for all residential zones. <br />• A survey of surrounding cities. (See Attached) <br />• An example of group care facility regulations (City of Santa Fe) is provided with <br />this report. The example addresses: location, distance, parking, signs, visual <br />compatibility, statutory licensing and outside lighting. (See Attached) <br />Recommended Requirements <br />• Consider both the group care facilities and home occupation definitions adequate <br />and make no changes <br />• Consider existing home occupation requirements adequate and make no changes. <br />• Amend group care facility requirements in Table A (Uses) & Table B (Area <br />Requirements) and develop accompanying criteria <br />• Amend sign regulations to address use of group care facility signage within all <br />residential neighborhoods <br />• Consider "draft" application for issuance of a Group Care Facility Certificate <br />(See Attached) <br />5 <br />
