Harris League Survey, <br />Abstract 30, La Porte, Harris County, Texas. <br />Location: 1926 S. 16t' Street <br />Present Zoning: Planned Unit Development (PUD) <br />Requested Use: Office/Warehouse <br />Background: <br />The subject property is a part of the General Plan for formerly Texas <br />Import/Export Park (TIEP), 342.262± acres of land out of the George B. <br />McKinstry League, A-47, William P. Harris Survey, A-30, and Johnson <br />Hunter Survey, A-35, City of La Porte, Harris County, Texas. Later, it was <br />renamed as Port Crossing Business Park, consisting of approximately 286 <br />acres of land along South 16t' Street at State Highway 146 South. <br />Being a 5.00 acre tract known as Drill Site "D-9" conveyed to the Middle <br />Bayou, LLC., recorded under F.N. U496686, H.C.O.P.R.R.P., is located at <br />the northwest of McCabe Road and South 16t' Street. A 30' wide Exxon <br />Mobil Corp. pipeline easement runs diagonally to the north and south under <br />Union Pacific Railroad (UPRR) right-of-way adjacent to the subject tract to <br />the west. <br />Proposed project consists of a commercial construction of a one-story tilt <br />wall warehouse of approximately 100,000 sq. ft. The structure will be metal <br />framing with concrete tilt wall facade on three sides with metal sheeting <br />facade adjacent to the railroad. The warehouse will have office space and <br />restrooms. The facility will have fire protection sprinkler system in addition <br />to the fire hydrants along South 16t' Street and McCabe Road. The project <br />also includes construction of asphalt paving for fire lane, access and parking <br />in addition to private and public utility improvements. <br />
