City of La Porte <br />Special Conditional Use Permit <br />-91000004 <br />#22 <br />Applicant: Breen Road Industrial Park, LLC. <br />Owner or Agent <br /> 1223 West Loop South Houston, TX 77027 <br />Address <br />Development Name/Type: Warehouse Facility <br />Location: 1241 Underwood Rd. _ <br />Legal Description: Lots 367, 368. 369, & 370, La Porte Outlots, Harris County, Texas. <br />Zoning: PUD, Planned Unit Development____________________________ <br />Use: Warehousing <br />Permit Conditions: <br />This Special Conditional Use Permit (SCUP) is applicable for the subject property, a copy of which shall be <br />development shall be in accordance with the following conditions: <br />1.Asite development plan shall be submitted in accordance with applicable requirements of <br />and applicable laws and ordinances of the City of La Porte and the State of Texas. <br />2. The underlying zoning is Light Industrial (LI). All LI zoning and development requirements <br />will need to be met, outside of any conditions listed below. <br />3. The total allowed square footage of any building or accumulation of buildings shall not <br />exceed 280,000 square feet. <br />4. All uses permitted in the Business Industrial (BI) zoning district shall be permitted. <br />5. Uses permitted in Light Industrial (LI) shall be allowed via approval of a Special Conditional <br />Use Permit (SCUP). <br />6. Perimeter fencing must be constructed along all portions of the property adjacent to <br />residential. <br />7. and 100% opaque. <br />8. Onsite lighting must be hooded and include motion sensors to limit light pollution on <br />adjacent properties. <br />9. Onsite operations are limited to the hours of 7:00 AM 7:00 PM. <br />10. No modular or temporary structures, including shipping containers, may be utilized on site <br />at any time for any purpose. Shipping containers on chassis and defined as in-transit shall <br />be permitted. <br />11. Allonsite areas utilized for storage, parking, or driving must be paved with either concrete <br />or asphalt. Chip seal or any other material is not permitted. <br />12. Hazardous materials which may or may not require a placard may not be stored on site for <br />any length of time. This prohibition includes shipments of hazardous materials that are <br />defined as in-transit by the Department of Transportation (DOT) <br />13. Any modifications to this Special Conditional Use Permit will require an amendment to this <br />. <br />21 <br /> <br />
