'IRS 1, 2A, 2, 4, 4A, & TR 23D Bayport U/R, Section 1, <br />Richard Pearsall Survey, Abstract No.625, La Porte, Harris County, Texas. <br />Present Z u u Planned Unit Development (PUD) <br />Land Use Plan Mid to high Density Residential Uses <br />Back d : The subject properly (approx. 234 acres) is owned by PPG Industries, Inc. <br />The tract in question is located neap: an intersection of Spencer Highway <br />and Bay Area Boulevard. The said property is surrounded by General <br />Conunercial (GQ use district to the north along Spencer Highway Bay Area <br />Boulevard to the east, undeveloped tracts to west and south along Bay Area <br />Boulevard. <br />The sketch plan shows that the applicant seeps to develop an industrial <br />complex with three turbo service warehouses, shops, offices, and an <br />administration bLUlding. Either sides across a pipeline easement running <br />through the property will be incorporated into landscaping and <br />detention /retention facilities along Bay Area Boulevard. An entrance to the <br />proposed complex is shown along southbound Bay Area Boulevard. <br />Analysis Staff reviewed this request using the Code of Ordinances Sections 146 -216, <br />146 -217 (pertains to SCUP), all applicable elements of the La Porte <br />Comprehensive Plan, Development Ordinance, and Code of Ordinances <br />(Chapter 146) as a guide. Considerations were given to the following issues: <br />* Character of the surrounding and adjacent properties, <br />Existing, use of nearby properties, and the extent to which a land use <br />classification would be in harmony with such existing uses or the <br />anticipated use of the properties; <br />Suitability of the property for the uses to which would be permissible, <br />considering density, access and circulation, adequacy of public facilities <br />and services, and other considerations; <br />Extent to which the designated use of the property would harm the value <br />of adjacent land uses; <br />a <br />
