Areas to be evaluated include <br />those adjacent to majorroadways such as S.H. 146, SR. 225, Broadway, <br />Main Street, Fairmont Parkway and industrial development areas. <br />Evaluate the appropriateness of design standards that include <br />landscaping, screening, increased lot sizes and setbacks, and other <br />methods to minimize negative effects among different land uses. Also, <br />explore the use of existing natural features as buffers. <br />Consider transition zoning where appropriate to minimize negative <br />effects among different land uses. <br />Review the Zoning Ordinance to consider design criteria for non- <br />residential developments adjacent to or abutting land developed or <br />anticipated for residential use. <br />Review the subdivision regulations and identify innovative site planning <br />and development techniques, such as street layout; perimeter easements; <br />and, lot size, shape, and orientation to help future residential <br />development co-exist compatibly with existing non-residential uses. <br />Whenever possible, consider vacating, abandoning and clos ing, certain <br />public rights-of-way deemed unessential to the City. <br /> <br />Study alternative solutions for utilization of vacant parcels as parks <br />and recreation areas or public open space. <br />The City should continue to strive to meet the parks and recreation needs <br />of the citizens and visitors of La Porte. <br />Utilize the existing land use inventory to identify concentrations of <br />vacant lots. <br />Identify potential opportunities for developing pocket parks in priority <br />areas of need for parks and recreation facilities. <br />Consider creating a pocket park improvement program that includes <br />acquisition and development in key locations (including vacant parcels <br />for in-fill) throughout the community. <br /> <br />The intensity of land use and zoning should relate to the <br />thoroughfare system classification. <br />The City should encourage development of higher intensity uses adjacent <br />to the expressways and low intensity uses on local streets. <br />Review the zoning map for consistency with this policy and consider <br />zone changes where appropriate. <br /> <br />Maintain appropriate zoning classifications to allow transitional <br />buffering of land use intensities. <br />The City should utilize its codes, policies and regulations to ensure <br />appropriate development compatIbility. <br /> <br />La Porte Comprehensive Plan Update ....................................................................... <br /> <br />Page 4-3 <br />
