•
• MEMORANDUM
April 8, 1981
T0: Mayor and City Council
FROM: Planning and Zoning Commission
SUBJECT: Request for Variance on Parking Requirements,
Happy Harbor Elderly Housing Project
On April 6, 1981, representatives of Happy Harbor met with
Planning and Zoning to request that parking requirements be
lessened for the elderly housing project.. The nature of this
type of housing is such that very few residents are likely to
own automobiles. The present plans show 22 parking spaces for
51 units, which is considerably less than the required parking
spaces. However, the architect, who has previous experience
with such housing, states that the 22 spaces should be ample.
He bases his statement on similar existing homes for the elderly
and handicapped.
Planning and Zoning considers the request for variance rea-
• sonable, in view of the fact that the present Happy Harbor facility
adjacent to this property has a great deal of unused parking area
which would be available if needed. [nTe recommend that this vari-
ance be granted.
Respectfully,
Pat Muston, Chairman
PM/cb

~~
