Jackson/Eddie Gray - Request to re-zone <br />165 x 140 ft. tract of the W.ri. Jones Survey A-482 <br />From "R-3" to "GC" <br />BACKGROUND & ANALYSIS <br />The tract is question is located in an "R-3" zone. It is situated <br />immediately behind J.P.'s Service Center at 9901 W. Fairmont <br />Parkway. Eddie Gray is the owner of record and he has authorized <br />Mr. Jackson to act as his agent for this re-zoning request. <br />In considering this request there are several factors to be <br />considered regarding zoning suitability and over-all impact of this <br />development on the City's comprehensive plan. <br />Zoning. The use proposed for this tract is a boat and R.V. storage <br />facility with both inside and outside storage. A review of the <br />zoning ordinance's use tables and the Standard Industrial <br />Classification (S.I.C.) manual has not yielded a specific use <br />number for this type of facility. Use numbers that could be <br />applied to this type establishment are 4222 & 4226 (public <br />warehousing). These uses are listed as permitted in B.I., L.I. and <br />H.I. zones. Another use number that might be applied is 4469 <br />(water transportation services). This use number specificlly <br />includes storage and repair of boats, but it is not listed anywhere <br />in the zoning ordinance. Staff has not found any use listing for <br />R.V. storage. <br />Section 6-400; Table A, does list open and outdoor storage as a <br />conditionally permitted G.C. use, subject to the requirements of <br />Section 6-600 B, (screening requirements). <br />,. <br />,, ,;. <br />
