• <br />St. Mary's Church <br />Page 2 <br />LJ <br />This special permitting procedure is required due to the potential <br />degree of impact an establishment of this type can have on the <br />neighborhood surrounding it. <br />Section 5-800 designates certain requirements designed to minimize <br />this impact. <br />Item A of Section 5-800 requires churches located within R-1 zones <br />to screen their parking facilities from surrounding residential uses. <br />This requirement will affect the south and southwest wide of St. Mary's <br />new parking lot (see exhibit B). <br />The certified site plan (exhibit B) submitted by the church <br />indicates that all other zoning requirements (i.e. parking, setback, <br />lot coverage, etc.) have been met. <br />Conclusion <br />With the inclusion of required screening for their parking lot, St. <br />Mary's Catholic Church will have successfully met all conditions that <br />are prerequisite to granting a special conditional use permit. <br />Approve application and recommend that City Council grant St. <br />Mary's special conditional use permit for 816 Park. <br />
