<br />e <br /> <br />e <br /> <br />Special Conditional Use Permit - Mikulin <br />Page 2 <br /> <br />Item E - Compatible Alterations and Adeauate Parking <br /> <br />Adequate parking as required by Section 10-600 must be <br />provided on the lot and not within any required front <br />yard. Any exterior alterations must be compatible with <br />the existing structure and the surrounding neighborhood. <br /> <br />Additional items of consideration are as follows. <br />1. Site area per dwelling unit: A minimum of 6000 sq. ft. <br />of lot area per dwelling unit is required by section <br />5-700 table B. <br /> <br />2. Maximum lot coverage: The maximum allowable building <br />coverage for any lot of record is 40%. (Section 5-700 <br />table B.) <br /> <br />3. Accessory building setbacks: Secondary dwellings under <br />the zoning ordinance are considered as accessory <br />bu i1d ing s. Accessory bu ild ing setback s are 1 isted as <br />3ft. from any property line. In addition accessory <br />buildings must be setback at least 6ft. from any other <br />structure located on the same piece of property. (section <br />10-302) <br /> <br />4. Maximum height: The maximum allowable height for <br />accessory buildings is 15ft. The allowable maximum for <br />detached garages is 20ft. (section 10-302 ) <br /> <br />5. Rear yard coverage: Detached accessory buildings <br />located in rear yards may not occupy more than 25% of <br />that yard.(section 10-302) <br /> <br />Analysis: <br /> <br />In reviewing this application, staff has found two requirements Mr. <br />Miku1in is unable to meet on his property. Specifically they are <br />mlnlmum site area per dwelling and maximum allowable height for a <br />detached accessory building. <br /> <br />Conclusion: <br /> <br />As this request does not meet all the requirements set out for a <br />secondary dwelling, staff recommends denial of this special conditional <br />use permit. <br /> <br />Recommendation: <br /> <br />Denial of this request. <br />
