• • <br />Special Conditional Use <br />Permit Request #88-013 <br />Page 2 <br />Section 10-609 of the ordinance regulates parking facilities. <br />Community centers are required to have a minimum of ten parking <br />spaces plus one additional space for each 200 sq. ft. of floor <br />area in excess of 2000 sq. ft. The proposed facility will <br />require thirteen spaces. These are in addition to the eighteen <br />spaces required for the existing civic center. <br />The Jennie Riley Center is presently served by a parking lot <br />containing thirty two spaces. This is a total of one space in <br />excess of the required minimum. <br />Section 5-800 sets forth additional conditions which must be met <br />before a Special Conditional Use Permit may be granted. They are <br />as follows: <br />A. Rewired Screening: This section is not applicable to <br />this request, as all required parking is already <br />existing. <br />B. Traffic Control: As noted above, required parking is <br />existing. The existing parking facilities have not <br />caused any traffic problems in the surrounding <br />neighborhood. In Staffs opinion, this condition has <br />been met and further controls are not required for <br />compliance. <br />C. ~ompati~.ili~y with Surrounding Area: This Block 81 is <br />wholly owned by the City of La Porte. The entire block <br />is devoted to community and recreational facilities . <br />There is in addition to the Jennie Riley Center, a large <br />basketball pavilion and a baseball field. In Staff's <br />opinion, the proposed building is compatible with the <br />existing facilities and will serve to compliment the <br />surrounding neighborhood. <br />D. Reglaired License(s) Obtained: This requirement is not <br />applicable to this request. <br />E. Compatible Alterations and Adequate Parkin: The <br />existing parking lot satisfies this condition. <br />F. Manufactured Housing Crite ia: This condition is not <br />applicable to this request. <br />F. Density Bonus: This condition is not applicable to this <br />request. <br />
