` extended for successive periods of ten (10) years. Provided, however, ~ that such covenants may at any time be changed and amended in whole or in part by an agreement evidenced by the execution and recordation in the Deed Records of Barris County, Texas, of instrument signed by a majority of the then owners of the lots in said subdivision. NO. TWO If the parties hereto, or any of them or their successors in title, shall violate or attempt to violate any of these covenants, it shall be lawful for any other person or persons owning any residential lot or interest therein situated in said subdivision to prosecute any proceedings in law or in equity against the person or persons violating or attempting to violate any covenant, either to prevent him or them from so doing or to recover damages for violation thereof and for both equitable and legal relief. THREE Invalidation of any of these covenants by judgment of a court of competent jurisdiction shall in no way affect any other provision thereof, and the remainder thereof shall remain in full force and effect.
