• <br />• <br />Requested For: 205 North Eleventh Street which is further described as Lots <br />9-11 and 22-24; Block 72; Town of La Porte. (Exhibit A) <br />Requested By: Mr. Henry Blair, owner of Stone Castle Industries. <br />Zonin : Light Industrial (LI) <br />Purpose of Reguest: Special Conditional Use Permit #SCU92-002 is requested to <br />allow Stone Castle Industries to locate at the above referenced <br />facility for the purpose of manufacturing architectural and <br />ornamental trim from synthetic stone. This business activity, <br />SIC #3272, is listed by Zoning Ordinance Section 7-500, Table <br />A, as conditional in LI zones. <br />Background: The facility in question, which consists of two (2) buildings, is <br />owned and operated by Barrett's Air Conditioning and Heating. <br />Barrett's is down sizing its operation and is proposing to lease <br />the "rear" building to Stone Castle Industries. <br />This rear building was constructed some years ago as a <br />secondary or accessory building for Barrett's Air Conditioning. <br />The building has no improved street frontage but rather, is <br />accessed from Barrett's parking lot. The alley separating the <br />two structures has been surfaced with what appears to be a <br />shell/gravel mixture and is used as a driveway to the rear <br />structure (see Exhibit A). While current ordinance provisions <br />would prohibit construction of a new building without its own <br />improved street frontage, the rear building can be considered <br />as a legally pre-existing, non -conforming structure in regards to <br />this issue. As the applicant is proposing no building additions <br />or site modifications, staff is considering the present situation <br />as an acceptable given.
