• <br />ARTICLE FOUR: GENERAL PROVISIONS <br />Section 4 - 100 Certified Site Plan Required <br />Any person desiring to improve property shall submit to the Enforcing <br />Officer a certified site plan of said premises and information on the <br />location and dimensions of existing and proposed buildings and parking <br />lots, location of easements crossing the property, encroachments, and <br />any other information which may be necessary to ensure conformance to <br />this Ordinance. <br />a. In the case of residential construction, a certified site plan <br />shall not be required when: <br />1) Said residential construction is only for an accessory <br />building of less than 200 square feet; or <br />2) Said construction is on lots or tracts that have been <br />surveyed by a registered surveyor, and have all property <br />corners permanently marked and visible. <br />Section 4 - 101 No development shall occur upon land designated as a <br />conservation area, unless a waiver is obtained from the City Council of <br />the City of La Porte pursuant to the provisions of Section 12.07 of the <br />Development Ordinance of the City of La' Porte. <br />Section 4 - 102 All buildings shall be so placed so that they will not <br />obstruct future streets which may be constructed by the City in <br />conformity with existing streets and in accordance with the adopted <br />thoroughfare plan of the City of La Porte. <br />Section 4 - 103 Except in the case of apartment or condominium <br />developments, industrial developments and Planned Unit Developments, as <br />provided for in this Ordinance, not more than one (1) principal <br />building shall be located on a lot. The words "principal building" <br />shall be given their common, ordinary meaning; in case of doubt or on <br />any question of interpretation the decision of the Enforcement Officer <br />shall be final, subject to the right of appeal to the Board of <br />Adjustment. <br />Section 4 -104 On a through lot within residential districts (a lot <br />fronting on two (2) substantially parallel streets), the rear lot line <br />shall be defined as the major street, where access is prohibited, and <br />the minimum rear yard setback shall be twenty feet (20') for applying <br />the yard and parking regulations of this Ordinance. <br />- 28 - <br />
