<br />Being a tract or parcel of land containing 1.240 acres (54,000 square feet), located in the
<br />WM. M. Jones Survey, Abstract No. 482, Harris County, Texas, being out of a certain called
<br />25.935 acre tract of land described in deed from Fairmont Park Corporation to La Porte
<br />Independent School District, executed October 22, 1962, as filed for record under Harris
<br />County Clerk's File (HCCF) No. B634663 of the Official Public Records of Real Property of
<br />Harris County, Texas (OPRRPHCT). Said 1.240 acre tract being more particularly described by
<br />metes and bounds as follows:
<br />(Bearings herein are based upon the Plat of Fairmont Park West, Section One, as recorded in
<br />Volume 100 Page 25, of the Harris County Map Records (HCMR)
<br />BEGINNING at a 5/8-inch iron rod, with "Baseline Corp" cap, set for the northwesterly corner
<br />of the tract herein described, same being the common northeast corner of said called 22,450
<br />square feet tract of land being further described in deed executed September 22, 1969 from
<br />Fairmont Foods Company to Morton A. Cohn as recorded under HCCF No. C992328 of said
<br />OPRRPHCT, said iron rod also being on the southerly right-of-way line of Spencer Highway (100
<br />foot right-of-way);
<br />THENCE, East, along said southerly right-of-way line of Spencer Highway, a distance of 293.51
<br />feet to a 5/8-inch iron rod, with "Baseline Corp" cap, set for the northeast corner of the herein
<br />described tract;
<br />THENCE, South 00 degrees 51 minutes 00 seconds East, departing the southerly right-of-way
<br />line of Spencer Highway, a distance of 184.11 feet to a drill hole with "X", set for the
<br />southeast corner of the herein described tract;
<br />THENCE, North 89 degrees 57 minutes 22 seconds West, along the face of the existing school
<br />building, a distance of 293.51 feet to a 5/8-inch iron rod, with "Baseline Corp" cap, found for
<br />the southwest corner of the herein described tract;
<br />THENCE, North 00 degrees 51 minutes 00 seconds West, along the aforesaid east line of the
<br />22,450 square feet tract of land, a distance of 183.89 feet to the POINT OF BEGINNING, and
<br />containing 1.240-acres (54,000 square feet) of land.
<br />This description is based on a Land Title Survey and Plat by J. Patrick Going, Registered
<br />Professional Land Surveyor, License Number 4477, completed September 11, 2002, and is
