<br />New, Renovation, or Demolition <br /> <br />DRAFT as approved by MSAB on 11-13-08 <br /> <br />Design Certificate <br /> <br />acceptable designs and ask questions before you begin the process of planning your project, as well as <br />familiarize the MS DART with the general nature of your project. <br /> <br />2. Applications for a Main Street Design Certificate (MS DC) must be consistent with the City's Building, <br />Zoning, and Fire Codes and go through the standard permitting process. Receipt of a Main Street Design <br />Certificate is required before the Permitting Division or Planning Department may approve your plans. <br /> <br />3. Submit your completed Main Street Design Certificate packet to the Main Street Development office at <br />604 W. Fairmont Parkway. The packet should include the following: <br /> <br />· A completed Main Street Design Certificate Application form <br /> <br />· A scaled drawing by the project architect or design professional of all proposed work. <br /> <br />· Include samples - such as paint samples, fabric swatches, sign material, etc. Provide any additional <br />items that will enable the MS DART to envision the finished project. <br /> <br />· Furnish photographs of the building's exterior, and any other site locations that are included in your <br />application (photos are also required upon completion). <br /> <br />· Additional submissions may be requested if deemed pertinent to design review decisions. <br /> <br />· Project estimates and any other items that will be helpful in conveying your vision to MS DART <br /> <br />FACTORS CONSIDERED FOR CERTIFICATION <br />Before approving an application, the MS DART must fmd that the application satisfies the following general <br />criteria: <br /> <br />· The architectural and historic integrity of an individual historic structure is preserved; <br />· New buildings or additions should be designed to be compatible with the range of architectural styles <br />found on the north side of the 300 block of Main Street- from the late 1800's to the 1950's; <br />· Existing structures should either convert to their original historic condition or be renovated to resemble <br />their current look; <br />· The overall character of the Main Street District is protected and enhanced. <br /> <br />The Main Street Design Guidelines & Resource Material have been compiled to help explain in general terms <br />the aesthetics the MS DART is responsible for in the Main Street District. <br /> <br />REVIEW & ApPROVAL PROCESS <br />1. Upon receipt, the Main Street Coordinator will review the packet to verify all pertinent information is <br />enclosed. Once the completed packet is received it will be forwarded to the MS DART for their <br />recommendation. If packet is incomplete, you will be notified and may be asked to pick it up and return it <br />completed. <br /> <br />2. After due consideration, the MS DART will approve or disapprove the application by majority vote. The <br />best assurance you have for a project to be approved is to work closely with the MS DART at every <br />juncture of your project. The decisions made by the Main Street Design Assistance Review Team are <br />final, but you may revise and resubmit your project. In an effort to make it feasible for you to resubmit a <br />successful packet, they will state the reasons it was denied. <br /> <br />3. Upon receipt of your Main Street Design Certificate, the Permitting Division and Planning Department <br />may proceed with any applications you have on file with them.
