PART TWO <br />ARTICLE THIRTEEN: <br />DISTRICT REGULATIONS <br />ZONING DISTRICT REGULATIONS <br />SECTION 13-100 GENFRAL REQUIREMENTS AND PROVISIONS <br />13-101 The regulations applying specifically to use, buildings, bulk, <br />and premises within residential and commercial zoning districts <br />are set forth in this Article. Also applying to each zoning dis- <br />trict are the regulations set forth in all other regulatory and <br />definitive articles and sections of this Ordinance. <br />13-102 All buildings erected hereafter, all uses of land or buildings <br />established or -changed hereafter, all structural alterations, <br />enlargements, relocations of existing buildings occurring here- <br />after, shall, in addition to the other regulations of this Ordi- <br />nance, comply with the regulations of the zoning district in <br />which located, except in compliance with Subsection 6-102 of <br />this Ordinance. <br />13-103 A lot of record, which, on the effective date of this Ordinance, <br />has an area or width less than hereinrequired, may be used for <br />single-family dwelling or a permitted nonresidential use, un- <br />less the adjacent property is under the same ownership and could <br />be replatted.to make conformity possible. <br />SECTION 13-200 "R-l" SINGLE-FAMILY DWELLING•AND DUPLEX DISTRICT REGULATIONS <br />13-201 Use Regulations: In "R-l" Single -Family Dwelling and Duplex <br />District no land shall be used and no building -shall be erected <br />for or converted to any use other than: <br />(1) A Single-Family.Residence. <br />(2) Duplexes, upon petition of the property owner and after notice <br />and public hearing thereon as provided in Article Seventeen <br />hereof. (.Ord. #780-G, 8-17-70) <br />(3) Churches, rectories, parish houses, and convents in conjunction <br />.with schools. <br />(4) Public parks and public playgrounds and noncommercial athletic <br />fields. <br />(4a) Public, private, or denominational schools having a <br />curriculum equivalent to a public elementary or secondary <br />school, by 6pecial permit. <br />(5) Golf Course, but not including miniature golf course, driving <br />range, or any forms of commercial amusement. <br />(6) Community club facilities when organized for use of a <br />particular residential development. <br />(7) Fire Stations. <br />(8) Accessory buildings, including a private garage, bona fide <br />servants' quarters not for rent but for the use of servants <br />employed on the premises, when detached from the main building <br />and located not less than seventy-five (75) feet from the <br />front lot line, and not less than five (5) feet from any side <br />property line. When the accessory building is directly attached <br />to the main building by a breezeway, it shall be considered an <br />integral part of the main building. The breezeway may be <br />considered a pars: of the accessory building. When the breezeway <br />extends into the required rear yard, it, together with the main <br />building and all other accessory building or buildings, may <br />occupy not more than one-third (1/3) of the entire yard. <br />-i5- <br />
