There is a rather complicated <br />set of "what ifs" involved that your staff will be able to present <br />more thoroughly than time will permit me here. <br />One point of clarification that bears mentioning involves public <br />street right-of-way dedication. Any development, regardless of size, <br />should be required to record a plat for the right-of-way dedicated, <br />even if it is only a 20 foot widening of an existing right-of-way. <br />This can be handled through a plat of the entire property or simply <br />a street dedication plat. The key is you do not want public <br />right-of-way dedicated by anything other than a recorded plat if <br />at all possible.
