r <br />t <br />r <br />r <br />y <br />L <br />City of LaPo~ <br />April 20, 1982 <br />Page 2 <br />Petition <br />97.596 Acres <br />protective covenants shall include the restrictions set forth <br />in Exhibit B to this Petition. <br />Drainage of the Property will be designed by a <br />qualified civil engineer and the written plans and specifica- <br />tions therefor shall be submitted for prior approval to the <br />Harris County Flood Control District or the City Engineer of <br />the City of LaPorte. <br />While reclassification of the zoning classification of the <br />Property may not in any event be required and is not required <br />for certain of the uses proposed by the Company, the Company <br />has submitted this Petition to allow LaPorte to consider the <br />sensible planned development of the Property. The Company <br />believes that the requested reclassification of the Property <br />will allow, among other developments, office, office/warehouse, <br />distribution and service center buildings (with rail-service <br />available) to be developed, as well as promote orderly growth <br />in LaPorte and the attendant increase in business and community <br />prosperity, employment and payrolls by permitting adequate rail <br />service to existing and future industries and businesses. <br />Given the location of the Property in relation to commercial <br />transport routes and the important role of the area, including <br />the LaPorte, Texas area, in local, national and international <br />trade, the requested reclassification would encourage the most <br />appropriate uses for the Property. <br />In acting favorably upon this Petition to reclassify the <br />zoning classification of the Property and upon the Company's <br />;pending Application to close various areas of land designated <br />as "streets", an orderly and better use of the Property will be <br />permitted, consistent with the trend;- in this area of LaPorte <br />toward increased commercial and industrial usage. <br />Any matters or questions pertaining to this Petition <br />should be addressed to: <br />Mr. C.
