CITY OF LA PORTS <br />INTER-OFFICE MEMO <br />T0: La Po e Planning and Zoning Commission <br />FROM: D AULISSEN <br />DATE: 9/27/85 <br />SUBJECT: RE-ZONING LTS. 1-32, BLK. 653 LP <br />The City has received an application from Mr. Ron McCrary for the <br />re-zoning of lts. 1-32, blk. 653 LP from their present "C" Commercial <br />classification to "I" Industrial. The purpose of the re-zoning is to <br />make the property consistent with other properties in the immediate <br />area and to make the property easier to sell or lease. <br />The property in question is located on the West side of S. 16th <br />between Spencer Hwy. and Barbours Cut Blvd. The site is fenced and <br />the previous tenant used the site as a construction company yard and <br />office. The above use was and is and acceptable use of the property <br />with its present zoning classification. <br />ANALYSIS <br />• The site faces S. 16th Street on the front and S. 17th Street on the <br />rear. Other Industrial uses exist within 1/2 mile of the site <br />including BFI Inc. and Chemlime Corp. Both of these use are on the <br />West side of 16th and include heavy trucking in their operations. <br />Without a use proposed it is difficult to judge the overall impact on <br />the area from such a re-zoning. Industrial zoning does fit the <br />character of the area however. <br />The re-zoning to Industrial would be consistent with the proposed new <br />zoning ordinance and map. The proposed map shows the property to be <br />"HI" or Heavy Industrial. The site is within one mile of the Southern <br />Pacific Railyard and within one city block of rail service. <br />The staff has reviewed this request with respect to the proposed <br />master plan and find it to be substantially in conformance with it. <br />The site is surrounded by both light and heavy industrial uses and <br />fronts on a truck route.' The re-zoning in and of itself will not have <br />a negative effect on the area. Any Industrial use must have a special <br />use permit from the P & Z Board of Adjustments so individual uses will <br />still be reviewed based on their merits. <br />Based on the above review, staff would recommend that blk. 653 lts. <br />1-32 be re-zoned from "C" Commercial to "I" Industrial. <br />
