<br />Special Condition Use Permit <br />V.F.W. Post #8241 <br />Page 2 <br /> <br />B) Buildings: The buildings on this site are quite old and some of <br />them are somewhat dilapidated. One of these, a garage <br />apartment is partially demolished. <br /> <br />All buildings to remain on this site should be brought <br />up to current building codes standards. This will <br />include structural repair as well as any necessary of <br />repair of the plumbing and electrical systems. <br /> <br />Further, demolition of the garage apartment and any <br />other structure to be removed should be completed in a <br />timely manner. <br /> <br />All repair and demolition must be subject to normal City <br />permitting and inspection procedures. Finally, all work <br />noted above must be completed and approved by the City <br />prior to issuance of a Certificate of Occupancy and <br />occupation of the facility. <br /> <br />C) Landscaping:' Section 10-508 of the Zoning Ordinance requires 6% <br />of the open site area to be devoted to landscaping. <br />Based on an open site area of 12,125 square feet, a <br />total of 728 square feet of landscape area will be <br />required. Section 10-600.10 allows required screening <br />to be applied towards required landscaping. <br /> <br />Co_nclu..llQ.o : <br /> <br />Subject to the following conditions: <br /> <br />This request meets all prerequisite requirements necessary for <br />granting a Special Conditional Use Permit. <br /> <br />1) Parking - a minimum of twenty (20) on site parking spaces must be <br />provided with all parking and driveway areas surfaced to control <br />dust and meeting the requirements of Section 10-605 including <br />screen ing ~ <br /> <br />2) All buildings to remain on site must be brought up to current code <br />standards. BUildings to be removed must be completely demolished <br />prior to occupancy of the facility. <br /> <br />3) A minimum of 728 square feet of landscaped area must be developed. <br /> <br />Recomm~ndation: <br /> <br />Recommend approval of this Special Conditional Use Permit subject <br />to the above listed conditions. <br /> <br />. ---,...._~...,--._---~_...... <br />
