<br />J.P. JA~'S BUSINESSES: <br />J.P.'S Service Center and J.P. Jackson's Boat Storage facility are <br />successful small business operations providing the surrounding <br />resident ial area wi th the following services: car wash, convenience <br />store, boat storage, U-Haul rental, propane, feed, pool supplies and <br />draperies. The success of Mr. Jackson's operations prove that the <br />residents of the area need these services. <br /> <br />EXPANSIOO OF In\.T S1ORAGE: <br />Mr. Jackson's existing Boat Storage facility is full and he has <br />contracted with Fainnont Park Joint Venture to purchase the .5303 acres <br />west of original Boat Storage for expansion of the Boat Storage <br />operation as shown on the attached plat. Mr. Jackson has taken deposits <br />for the new facil ity and has area residents signed up and wai t ing for <br />construction. Carl Ferguson, President of the Fainnont Park West Homes <br />Association agrees that the neighborhood needs the Boat Storage. The <br />homes association enforces the deed restrictions which prevent home <br />owners from parking boats and recreational vehicles in their driveways. <br />The association has taken legal action against homeowners violating <br />these provisions of the deed restrictions. It is our understanding that <br />Boat Storage is a General Conmercial use and thus the expansion of J. P. <br />Jackson's Boat Storage facility requires the General Cammercial Zoning <br />of Developnent B. <br /> <br />TIMIID IS aUTICAL FCR EXPANSIOO: <br />Mr. Jackson needs to proceed with construction of the Boat Storage <br />expansion very soon. His financial arrangements for the purchase have <br />been made and the bui lding contract has been arranged. Further, the <br />customers he is planning to serve urgently need the facility. <br /> <br />REalVMENDATIOO OF lAND PIANNER - GENERAL CXl\1\1ERCIAL: <br />Calvin Powi tzky, Land Planner, reconrnends that Developnent B be <br />zoned General Conrnercial so that the Boat Storage, Phase II, can be <br />expanded to the west of Phase I as shown on the attached plat. Mr. <br />Powi tzky reconrnends that future expansions of the Boat Storage for <br />Phases III and IV should be made to the North of Phases I and II. <br /> <br />EXHIBIT C <br />
