Jackson <br /> <br />Backgroulli1.: <br /> <br />This rezoning request, in its original form was tabled by the <br />Plann ing and Zon ing Commi ssion, at the appl icant s' request, pr ior to <br />the Commission's June 23, 1988 Public Hearing. <br /> <br />As initially presented, the property in question was comprised of <br />a 13.52 acre tract located on West Fairmont Parkway between Underwood <br />Road and the Reid Elementary School. <br /> <br />The request in its present form has been amended to include a 4.50 <br />acre tract located between JP's Service Center and the Reid Elementary <br />School (see Exhibit A). The majority of the tract is owned by <br />Fairmont Park Joint Venture with the remaining 1.7 acres being owned <br />by Mr. J.P. Jackson. The property is presently split into two <br />separate zoning classifications, High Density Residential (R-3) and <br />Neighborhood Commercial (N.C.)(see Exhibit A). <br /> <br />In submitting this amended request, the applicants have also <br />stated their intent ion to comply with the Commission's request that <br />they submit a development plan for these tracts. A synopsis of the <br />plan is attached to this report (see Exhibit C). <br /> <br />The applicants' sketch plan calls for development of three <br />distinct tracts (see Exhibit D). In general terms, tract A is set <br />aside for development of a general retail shopping center. Tract B is <br />designated for expansion of J. P. Jackson's existing businesses. <br />Tract C is proposed for development of a professional (medical, legal <br />services etc.) office park. <br />
