<br />CJ <br /> <br />(, <br /> <br />c <br /> <br />-43- <br /> <br />B. Outdoor storage <br /> <br />Open and outdoor storage as an accessory or principal use <br />provided that: <br /> <br />1. The area is screened from view of neighboring residential <br />uses or an abutting residential district in compliance with <br />Section 6-600(A). <br /> <br />2. Storage is screened from view from the public right-of-way <br />in compliance with Section 6-600(A). <br /> <br />73. Storage area is grassed or surfaced to control dust. <br /> <br />4. All lighting shall be hooded and so directed that the light <br />source shall not be visible from the public right-of-way or <br />from neighboring residences and shall be in compliance with <br />Section 7-501(1)a. <br /> <br />C. Outdoor Sales/Service <br /> <br />Open or outdoor service, sale and rental as a principal or <br />an accessory use and including sales in or from motorized <br />vehicles, trailers, or wagons provided that: <br /> <br />1. Accessory outside service, sales and equipment rental connected <br />with a principal use is limited to thirty percent (30%) of the <br />gross floor area of the principal use. <br /> <br />2. <br /> <br />Outside sales areas are fenced or screened from view of <br />neighboring residential uses or an abutting residential <br />district in compliance with Section 6-600(A). <br /> <br />All lighting shall be hooded and so directed that the light <br />source shall not be visible from the public righ-of-way <br />for from neighboring residences and shall be in compliance <br />with Section 7-501(1)A. <br /> <br />3. <br /> <br />D. <br /> <br />Traffic CQDtrol <br /> <br />The traffic generated by a use shall be channelized and controlled <br />in a manner that will avoid congestion on public streets, safety <br />hazards or excessive traffic through residential areas. The <br />traffic generated will not raise traffic volumes beyond the <br />capacity of the surrounding streets. Vehicular access points <br />shall be limited, shall create a minimum of conflict with <br />through traffic movements, and shall be subject to the approval <br />of Director of Community Development. Vehicular ingress lanes <br />shall be large enough to accommodate peak use on the same lot <br />without requiring the stopping or waiting of vehicles on public <br />right-of-ways. Ingress lanes shall be from the least heavily <br />travelled street wherever possible. <br /> <br />EXHIBIT C <br />
