The church property is zoned R-1 Low <br />Density Residential. Zoning Ordinance Section 5-600, Table A <br />requires that a Special Conditional Use Permit be obtained before <br />the construction or expansion of any religious facility in a Low <br />Density Residential Zone. <br /> <br />Requirements to be considered when reviewing a S. C. U. <br />Permit are: <br /> <br />I . <br /> <br />Section 5-800 Special Use Performance Standards <br /> <br />A. Screening <br />B. Traffic Control <br />C. Compatibility with Surrounding Area <br />D. Required Licenses Obtained <br />E. Compatible Alterations and Adequate Parking <br /> <br />I I . <br /> <br />Section 10-202. Conditions for Approval [of a S. <br />C. U. PermitJ <br /> <br />A. That the specific use will be compatible with <br />and not injurious to the use and enjoyment of <br />other property, nor significantly diminish or <br />impair property values within the immediate <br />vicinity. <br />
