The intent of this footnote is to preserve a minimum <br />setback between structures and the utility easements commonly <br />located in rear yards. There are additionally in the side yards <br />of certain lots, smaller utility easements. Due to the width of <br />the typical lots involved, it was often necessary for the Board <br />of Adjustment to grant setback relief so these lots could be <br />developed as homesites.
