• <br />Staff Report Coronet Estates Subdivision February 11, 1993 <br />Background: <br />The Preliminary Plat of the proposed Coronet Estates Subdivision, filed with the City of La <br />Porte on February 4, 1993, is to occupy a 50.30 acre tract located at the northeastern corner <br />of the North "P" Street, Robinson Road intersection. Exhibit "A" is a reduced copy of the <br />proposed plat. Full sized copies will be available at the February 18, Planning and Zoning <br />Commission meeting. <br />Under the terms of Development Ordinance 1444, Coronet Estates is classified as a major <br />subdivision. A major subdivision is any subdivision comprised of 10 or more acres. <br />Development Ordinance Sections 4.03 and 4.04 require a two phase approval process for <br />major subdivisions. This requires the Planning and Zoning Commission to first review and <br />act on a Preliminary Plat followed by subsequent review and action on a Final Plat. <br />Although this subdivision is relatively large, it is comprised of only 13 lots. There are no <br />• internal streets, alleys, or utility easements (an existing drainage easement will be <br />maintained). Neither will there be any internal public utility lines. Water, sewer, electricity, <br />etc. will be provided from existing lines located along Robinson Road, North "P" Street, and <br />if necessary the Battleground Estates Subdivision. Lot 1, a single homesite, is the only lot <br />which might draw utilities from the abutting subdivision. <br />The proposed subdivision is situated on land that was previously platted as Coronet Park <br />Subdivision Section I. This plat was formally vacated on August 23, 1984. <br />Availability of utility service must be verified from existing City of La Porte infrastructure <br />and franchised utility companies. Staff is working with the applicant to achieve this. <br />Analysis: <br />In reviewing the Coronet Estates Subdivision plat for compliance with City Ordinances, staff <br />has noted the following: <br />I. Proposed Hams County Flood Control District <br />(HCFCD) Unit F101 Channel Improvements will <br />affect Lots Number 1, 10, 11, 12, and 13 of the <br />• subdivision.
