• • <br />• Page 3 of 4 <br />Coronet Estates <br />Staff Report <br />funds must be deposited with the City of La. <br />Porte as a condition of final approval. <br />VIII. Utility connection or front foot fees will be assessed on <br />each lot upon application for building permits based on <br />the current rates at that time. <br />IX. Section 6.01 of the Development Ordinance requires at <br />least one (1) City of La Porte survey monument be <br />accurately tied down by angle and distance to one or <br />more subdivision property corners and a permanent <br />control monument be constructed within the subdivision. <br />The nearest City of La Porte monument (No. 82) is <br />located at the intersection of Robinson Road and North <br />"P" Street, therefore, there is no need for installation of <br />a new one in this area. <br />X. Section 5.02 of the Development Ordinance requires <br />construction of sidewalks within a subdivision when <br />required by the Comprehensive Plan or by the Plan <br />Commission. As no facilities are required by the <br />Comprehensive Plan and there are no sidewalks in the <br />area, the Staff recommends waiver of this requirement. <br />XI. Section 11.04 of the Development Ordinance requires <br />installation of street lighting within new subdivisions. In view <br />of the rural nature of the proposed subdivision, Staff is <br />reviewing the requirement for possible waiver. Staff proposes to <br />bring back additional data prior to the final plat including <br />recommendations for a policy in rural areas. <br />XII. Appendix D of the Development Ordinance requires <br />building lines to be shown on the plat. <br />Conclusion: <br />The Coronet Estates subdivision, as proposed, is in substantial compliance with applicable <br />City Ordinances. Staff, therefore, recommends granting conditional approval to this <br />• preliminary plat. <br />
