The property in question is located at <br />the southeastern corner of the McCabe Rd./Hwy. 146 <br />intersection (see Exhibit A). <br />Current Zoning: P.U.D. (Planned Unit Development) <br />Requested Zoning: 107.356 acres to R-1, Low Density Residential <br />6.7526 acres to NC (Neighborhood Commercial} <br />Requested By: Bayou Forest Property Ltd., property owner <br />Background: The Planning and Zoning Commission originally considered this <br />request at the June 17, 1993, public hearing and regular <br />meeting. The Commission, based on the following concerns, <br />recommended denial of this request. <br />• Lots A-1 through A 7 were too shallow to provide an <br />adequate buffer adjacent to residential homesites (see <br />Exhibit B). <br />• Lots A-1 through A-7 could only be accessed from the <br />northbound lanes of Highway 146. This limited access <br />could result in traffic safety problems (see Exhibit B). <br />• The range of commercial activities permitted within GC <br />Zones is too broad for this area. <br /> <br />
