<br />• Staff Report -February 17, 1994 <br />Glen Meadows Section VI -Preliminary Plat <br />(See Map Exhibit C) <br />Glen Meadows Section VI is an 82 lot addition to the Glen Meadows Subdivision. Map <br />Exhibit D is a copy of the approved Glen Meadows General Plan. This exhibit indicates <br />the location of Section VI within the subdivision. <br />The developers are seeking approval of the preliminary plat for this subdivision section. <br />Under the terms of Development Ordinance 1444, the developers must obtain preliminary <br />plat approval before beginning construction of the subdivision. Once the streets and utilities <br />have been completed, the developer will submit a Final Plat for Commission approval. This <br />is the review process required by Development Ordinance 1444 based on Glen Meadows' <br />designation as a Major Subdivision. <br />Staff, using Development Ordinance Appendix D as a guide, has reviewed this plat and <br />found it to be in compliance with applicable Development Ordinance requirements. A copy <br />of the review checklist used by staff is attached and follows this report. <br />• Development Ordinance 4.03.B requires the Commission, following its review, to take one <br />of the following actions: <br />1. Approve the Preliminary Plat as filed; <br />2. Conditionally Approve the Preliminary Plan as filed, provided the reasons are stated <br />in writing and a copy of the statement is signed by the Chairman of the Planning and <br />Zoning Commission; <br />3. Disapprove the Preliminary Plat as filed, provided the reasons are stated in writing <br />and a copy of the statement is signed by the Chairman of the Planning and Zoning <br />Commission. <br /> <br />As noted above, staff finds this preliminary plat to be in compliance with applicable <br />Development Ordinance requirements and therefore, recommends its approval. <br />r: <br />
