• <br />Planning and Zoning Commission <br />Sailor's Cove Subdivision Plat <br />Staff Report of 2/17/94 <br />Sailor's Cove Subdivision Review <br />I. Zoning Issues <br />A. Property Zoning: The property to be occupied by this subdivision is located <br />in aMid-Density Residential (R-2) Zone. Single family housing is permitted <br />within R-2 Zones. The subdivision complies with this zoning requirement. <br />B. Ordinance Issues: Using Zoning Ordinance Section 5-700 as a guide, staff has <br />reviewed the Sailor's Cove plat and found the following: <br />1. Minimum lot area: Adequate <br />2. Minimum lot width: Adequate <br />3. Setbacks <br />a. Yard Properly noted. <br />• b. Conservation areas. Properly noted. <br />4. Minimum Site Area: Adequate <br />S. Density (dwelling units per acre) Adequate <br />II. Comprehensive Plan Issues: Staff has reviewed this subdivision for conformance with <br />the following Comprehensive Plan guidelines and found the following: <br />A. Land Use Plan: Conforms <br />B. Thoroughfare Plan: No impact. <br />C. Utilities Plan: No impact. <br />D. Open Space/Pedestrian Plan: <br />E. Beautification/Conservation Plan: <br />F. Safety Plan: No impact. <br />While subdivision does not make provisions for pedestrian trails or waterfront boardwalk, the 20 feet <br />• conservation area ack a that property is available should future need a~ris/e. <br />Reviewed By: ~ Date: •~~ q 7 <br />
