A • <br />• Rezoning Request #1194-001 <br />Connprehensive Plan Issues Checklist <br />I. Land Use Plan: <br />In order to allow the higher density housing requested by the applicants, this <br />component of the Plan will require amendment. Given the location, (at a major <br />intersection) the proposed configuration of the P.U.D. zone and the limited size of <br />the tract, overall impact should be minor. Additionally, the impact could prove to <br />be beneficial. The P.U.D. should buffer the adjoining R-1 property from nose and <br />traffic at the intersection. <br />II. Thoroughfare Plan: <br />No impact. Highway 146 is designated as a Controlled Access Highway. McCabe <br />Road is classified as a Local Collector Street. These roads should be able to <br />accommodate any additional traffic generated as a result of development with the <br />proposed P.U.D. Additionally, the configuration of the P.U.D. zone will permit <br />traffic access to both McCabe and the 146 feeder. This will allow development of <br />an efficient traffic flow pattern. . <br />• III. Utilities Plan: <br />There is presently a 16" water main parallel to Hwy. 146. It extends from Fairmont <br />Parkway to McCabe Road. This connects to a 12" main that parallels McCabe <br />between 146 and South Broadway (Old Hwy. 146). Existing water mains should have <br />adequate capacity to accommodate the needs of 17 acres of mid to high density <br />development. <br />Sanitary Sewer is not readily available from the City of La Porte. At a future time <br />a decision will have to be made whether to extend a City main or allow sewer to be <br />taken to Gulf Coast Waste Disposal. The City has adequate existing sewer <br />infrastructure to accommodate a sewer extension to serve this area. Gulf Coast <br />Waste Disposal should also have the capacity to serve the needs of a development <br />of no more than 17 acres. <br />A final decision regarding sewer will be made in conjunction with a specific <br />development proposal.
