• Street Light The applicant has submitted a cop} the plat to H.L.& P. for <br />a street light layout and cost estimate to be approved by the City once it is <br />completed. The developer will be required to pay construction cost and electrical <br />• service cost for one year. These monies will be deposited with the City in an <br />escrow account until such time as construction installation is complete. This <br />payment shall be made prior to the Final Plat document being released for <br />recordation. Once complete, the City will make payment to H.L.& P. <br />• Street Signs: The City of La Porte will, at the developer's expense, install street <br />signage in the subdivision. The Public Works Department is currently preparing <br />a cost estimate for Section VII. Release of the Final Plat for recordation should <br />not take place until this fee has been paid to the City. <br />• Park Land Dedication: Adequate park land for the subdivision was dedicated as <br />part of the Section V plat. <br />• Utility Construction Plans: These plans have been submitted, reviewed, and <br />approved by staff. <br />Conclusion: <br />Development Ordinance, Section 4.04.B states that following review of the Final Plat, the <br />Commission shall take one of the following actions: <br />1. Approve the Final Plat as filed; <br />• 3. Disapprove the Final Plat as filed. <br />Approval of a Final Plat as filed and all accompanying documentation by the <br />Commission, together with approval of Public Improvement Construction Documents by <br />the Director shall result in issuance of a Development Authorization by the Department <br />which permits the developer to begin construction of subdivision improvements. <br />Disapproval of a Final Plat requires filing of a new Final Plat. <br />A Final Plat shall not be recorded until executed by the Director and by the Commission. <br />Before the Final Plat is executed, the developer shall follow the procedure provided for in the <br />Development Ordinance, Section 4.04, and construct the proposed improvements according to <br />the approved plans and specifications. <br />Based on our review, staff recommends approval of the Glen Meadows, Section VII, Final Plat <br />with the provision that the plat not be released for recordation until <br />• a copy of the recorded warranty deed for the Section II land trade is provided to <br />the City. <br />• letters from the franchise utility companies approving utility easements are <br />submitted to the City. <br />• payment is made to the City for street lighting service and street signage <br />installation. <br />
